He itemises his improvements to the property as well as keeping them clean and in good repair and maintaining good order but the poor condition left by a previous lessee and the bad weather have contributed to his financial difficulties. He offers to pay all takings weekly until arrears are made up. If new tenders are called he would be unable to raise the deposit to submit a tender and therefore asks for consideration based his previous good rental history.
